Today's home buyers have many options and services available which was not previously available in the past.  Now you can search online using the same listing services used by Agents and Brokers, plus you now have the option of having a dedicated Buyer Agent working you You instead of the Seller during the entire home buying process.

With Barbara as your Buyer's Agent, you'll experience a home-buying process unlike any other. You'll control the pace of your home search, make all of the decisions, and be provided with expert advice and support every step of the way. 

 

Step # 1 - Buyer Consultation

Now that you have discovered the many benefits of having a Buyer's Agent represent your best interests in the purchase of your home, we'll set up a personal consultation at a time and place that's convenient for you either at your home, business, local coffee shop, or even over the phone - whenever and wherever it's best for you.

At this meeting we'll discuss your personal housing goals and desired location.  The more you know about the services I provide and the more I know about you, the more effective our efforts will be if finding your Dream Home.

 

Step # 2 - Financing Pre-Approval or Pre-Qualification

Choosing a Mortgage and determining your Borrowing Power  are important steps in preparing to purchase a home. 

Therefore, being either Pre-Approved or Pre-Qualified for a home purchase loan before you make an offer to purchase will make you a more appealing buyer in the eyes of the seller and will provide you with a better negotiating position.  

You can Pre-Qualify for a home purchase loan over the phone, while obtaining a Pre-Approval Letter is a bit more formal as you will have to make a Loan Application with your preferred Bank or Mortgage Broker and follow the same loan approval process as when applying for a loan after you have a signed contract to buy a specific home.

A primary benefit of either being Pre-Approved or Pre-Qualified for a specific maximum loan amount is that you will know in advance as to what price homes you should concentrate your efforts, coupled with knowing what your monthly mortgage payments will be.

This step can be postponed until you find a home that you wish to purchase and then simply make your offer to purchase contingent upon you being approved for financing as specified in the purchase and sale agreement. 

 

Step # 3 - Finding Your Dream Home

Long Beach Home LoansFollowing our initial consultation and using the search criteria you have established, I will complete a thorough search of the Georgia MLS and First MLS and e-mail you reports complete with prices and locations for all of the available homes that meet your criteria.

Furthermore, a new search will be run every day, and you will receive daily updates on every newly listed home that meets your needs. In addition, you can always notify me of any homes you have found on your own by driving through neighborhoods, using my website, or even homes you may find on another web site!

Together, we will utilize every available source in our search for the perfect home for you and your family that meets your desired search criteria.

 

Step # 4 - Pre-Screening Process

Every listing that I send to you will include a map to the property. If you choose to, you will have the opportunity to drive by any of the properties at your leisure prior to scheduling a private viewing to check out the neighborhood and see if the home has the curb appeal that you are seeking.

This pre-screening process may help eliminate from your consideration a surprising number of homes that may have seemed more appealing on the MLS reports then they sometimes turn out to be when seen in person, as well as alert you to some interesting properties you may have overlooked while online.

You'll also get a sense of the character of the neighborhoods you're considering without the perceived pressure that may come from having a Realtor present.

This way you are assured that you will not be wasting time viewing properties which don't meet your established criteria and desired price range.

 

Step # 5 - Touring Homes

When you've decided on some homes you'd like to take a closer look at, just let me know and I will handle all the details of setting up viewing appointments with the owners and listing agents.

Rest assured that you will be seeing only homes that you have selected, and that you can view as many homes as you like. I respect the fact that the home buying decision is entirely yours and I will never make you feel pressured in any way, ever.
 

Step # 6 - Making an Offer to Purchase

When you've found a home that you would like to buy, I will assist you by offering professional advise regarding:
  • What Price to Offer
  • Financing Options
  • Seller Disclosure Statement
  • Home Inspection Report
  • Home Warranty
  • Area School Reports
  • Potential Investment Return

Market Knowledge is the your key in knowing what price to offer.  Before drawing up your offer, you will be provided with a Buyer's Comparative Market Analysis (CMA) which will disclose the actual selling prices of similar homes which have sold in the same area within the past 12 months.

Although I always recommend that Buyers make their offer to purchase any home (regardless of the age and/or apparent condition) subject to the results of a Professional Home Inspection.  Naturally, the decision to order a Home Inspection Report on the property you have elected to buy will be up to you.   

Likewise, if the home is a resale property then I always recommend that we request that the Seller provide a Home Warranty on the working components of the home to protect you from major expenses during the 1st year of ownership.

We will also review Seller Disclosure Statement and area school reports and discuss your potential investment return based on estimated future growth and demand for the area.

With your input every step of the way, I will draw up a Purchase Agreement and present it to the seller or the seller's agent and handle the negotiations from presentation to acceptance keeping you involved every step of the way.

This way you will feel confident that you are making a good buying decision and will not suffer from Buyer Remorse after your offer has been submitted and accepted by the Seller.

 

Step # 7 - Offer Acceptance through Closing

You can rely on me to monitor your real estate transaction and keep you informed  every step of the way from the time we have a signed Purchase Agreement through the closing of escrow:

  • Home Inspection
  • Termite Letter
  • Property Appraisal
  • Property Survey
  • Mortgage Funding
  • Title Search
  • Closing of Escrow

Be assured that all of the contingencies in the Purchase and Sale Agreement will be monitored by me, with all of the details being ironed out prior to closing. 

l will attend the closing with you to answer all of your questions and keep you informed until the time the keys are in your hand.
